"could" has to be tempered with "might not". Nobody knows by how much prices or indeed demand might increase.

£7k might be a bit rich, £4.5k sees someone get a bargain, so somewhere in between depending on whether you want a quick sale or can afford to wait it out for the right price/buyer. Good luck
