modded 2004 172 cup value?

What do you guys think the value would be for the following spec on a private sale:

March 2004 53 plate 172 cup with 20k mileage, modified to 200bhp atf on rolling-road, £14k bought new?

I'm thinking of buying one from a mate pretty soon, he's asked around the £10k mark.

Opinions guys?

Same as a standard one I guess.

Modded cars just don't fetch any more value for some reason, in fact most people I know sell the mods separately if they can.

yup - strip off all mods return to std and the car in todays market would be 6500-7000 quickish sale - or 7500 longer sales cycle...........lots of decent cups for sale it seems

just brought a 2003 03 28k cup (very pretty no damage) 5900

sorry if this seems harsh but its a honest view of the current market (also this weather makes people love a/c for some reason lol)
